The History
Over the past four decades, Bharat Bhakta has built an impressive portfolio of real estate projects. His fearless nature and determination to overcome challenges have allowed him to take on monumental projects and bring them to successful completion.
One notable example was the purchase of a 444-room hotel, only to discover a deed restriction preventing it from opening as a hotel. Rather than walking away, Bharat turned adversity into opportunity, converting the property into a 236-unit assisted living facility. After his team achieved 100% occupancy, he sold the project and used the proceeds to build a $120 million portfolio of hotels.
Now, Bharat is embarking on his next big challenge with two innovative projects: 1600 Viceroy and Bhartiya Nivas. These groundbreaking ventures demand creativity, vision, and bold action—qualities Bharat continues to embody in everything he does.
Vision
In 2024, Bharat Bhakta repurchased his 236-room property with a bold new vision. Rather than following the traditional assisted living model, he is creating an entirely unique concept—an Indian-inspired senior living community that brings the essence of India to the streets of Dallas.
Spanning 300,000 square feet, the building will be transformed into a horizontal village, blending Indian culture, cuisine, and traditions. Bharat’s vision is to foster a sense of community and connection, recreating the close-knit spirit that has often been lost over time, and offering residents a vibrant, culturally enriching experience.
